For skilled investors with deep market knowledge and operating expertise, apartment investing provides numerous opportunities to exploit market inefficiencies and asset mispricing, and to add value independent of market cycles through active management.
Our value investment process is designed to help us better understand the risk reward tradeoffs for every investment. Accordingly, we seek to quantify an asset’s discount-to-replacement cost, a measure of an investment’s “margin of safety”, and the incremental income margin achievable through our value enhancement process and active management strategies. Finally we consider the potential income and capital appreciation potential that may be reasonably expected over the life of the investment.
Through continuous in-house asset management and on-going analysis, we seek to maximize our investment returns through an opportunistic disposition strategy designed to determine the optimal time to realize value.
